WHAT WE INSPECT

Site Inspection

Covers the building perimeter, land grade, and water drainage directly adjacent to the foundation. We also assess trees and vegetation that may adversely affect the structure, along with walks, grade steps, driveways, patios, and retaining walls contiguous with the building.

Exterior Inspection

Covers visible wall coverings, trim, protective coatings and sealants, windows and doors. We also inspect attached porches, decks, steps, balconies, handrails, guardrails, carports, eaves, soffits, fascia’s, and the visible exterior portions of chimneys.

Roof Inspection

Includes an assessment of the roof covering materials, gutters and downspout systems, visible flashings, roof vents, skylights, and any other roof penetrations. We also inspect the portions of chimneys and flues visible from the exterior.

Heating System Inspection

Includes assessing the fuel source, heating equipment, heating distribution, operating controls, flue pipes, chimneys, venting, and auxiliary heating units.

Air Conditioning System Inspection

Includes evaluating the cooling equipment, cooling distribution equipment, and operating controls.

Plumbing System Inspection

Covers visible water supply lines, waste/soil and vent lines, fixtures and faucets, the domestic hot water system, and the fuel source.

Electrical System Inspection

Includes the service drop through the main panel, subpanels including feeders, branch circuits, connected devices, and lighting fixtures.

Interior Inspection

A thorough assessment of walls, ceilings, floors, windows, and doors, as well as steps, stairways, balconies, and railings

Insulation and Ventilation Inspection

Ventilation covers the type and condition of insulation and ventilation in viewable unfinished attics and subgrade areas. We also inspect the installed mechanical ventilation systems.

Fireplaces and Stoves Inspection

Includes solid fuel and gas fireplaces, stoves, dampers, fireboxes, and hearths.

Attached garages or carports

The inspection of attached garages and, and installed electrical/mechanical systems pertaining to the operation of the home.

Our detailed report shows the new homeowner’s items of urgency and things that should be addressed sooner than later. Photos and videos are provided, for better visual understanding.  Our user-friendly online report sets us apart from the rest. Our inspections standards of practice are set by the state of Washington.  Even though the State of Idaho does not require home inspectors to be licensed or certified, our Idaho clients can expect the same standards of practice as Washington State.
